Finding Your Dream Home, Step-by-Step

At K. Hovnanian, we make sure you are taken care of every step of the way. Here is a quick overview of what to expect.

    Step 1: Arranging Your Loan

    K. Hovnanian® American Mortgage, LLC™, our in-house mortgage company, makes home financing easy and saves you the stress of sifting through third-party lenders. Once you've polished your credit and saved as much as you can for a down payment, get the ball rolling by submitting proof of income, any asset statements, and identification, and review your financial situation with your lender. Then you can get pre-qualified for a mortgage, and know exactly what you can afford.

    Step 2: Purchasing Your Home

    Working with community information specialists and sales consultants, you've walked through everything you need in a new home. You've made a long list, a short list, a final list, and chosen a winner. It's time to sign a purchase agreement, place an earnest money deposit, and submit a mortgage application within 5 days of purchase. Your targeted closing date (the day when all final papers are signed and you take overship of the property) should also be set at this time.

    Step 3: Options and Upgrades

    Now the fun begins! It's time to make choices on structural options, upgrades, finishes, and interiors, which could include things like cabinet color, designer paint schemes, upgraded flooring, or adding a fireplace or covered deck; if you're having a home built or designed from scratch, you'll likely have a wider range of choices to make. For your home interior, you can visit a design center, or explore our innovative Looks program, which makes it easy to choose a beautiful, cohesive interior that reflects your personal style.

    Step 4: Construction Begins

    If you're having a home built, you'll now have the opportunity to watch it all take shape.  As soon as the foundation is poured, our knowledgable construction team will be sending you photos and updates on every step of the building process, and we'll set up regular meetings between you and a construction representative to go over your home's progress. Once construction is complete, a final inspection will be conducted by a local building official, and you'll receive a certificate of occupancy, which gives you the green light to move in.

    Step 5: Gold Key Orientation and Delivery

    K. Hovnanian's Gold Key Process is our customer-centric building and closing practice that prioritizes regular communication with our homebuyers. In addition to a pre-construction review of home's plot plan, we'll walk you through your framed home for the Gold Key Frame Orientation, and lead you through the finished home for your final Gold Key Orientation, where we'll also share home maintenance tips and answer any questions. Finally, a K. Hovnanian construction expert will present you with your new home (typically on closing day).

    Step 6: Closing on Your New Home

    Get ready for the grand finale: closing day! Bring your ID and certified funds required for closing, and then take center stage to sign all the closing documents for the transfer of title. This is when you'll pay mortgage fees, title fees, and closing costs (unless these costs are already wrapped into your monthly mortgage payments). Once all funds are received by the closing agent, you'll receive the keys to your new home!
